HOA & Multifamily Access Control in Charleston, SC

KDI Parking & Controls installs and services gate and building access-control systems for Charleston-area HOAs, gated communities, multifamily properties and commercial sites. We work with LiftMaster myQ Community to connect compatible entrances with resident access, visitor communication and property-management tools.

Plan access around the people using the property

A community entrance serves residents, guests, deliveries, contractors and managers. Start by listing the gates and doors that need control, who should use each entrance and who will approve access changes. A vehicle gate, pedestrian gate, pool entrance and building lobby may need different hardware and access policies.

Video entry and mobile credentials

Compatible video intercoms let residents see a visitor and speak with them before granting entry. Mobile credentials can let authorized residents use a smartphone at supported entrances. Available methods depend on the installed hardware, app experience and property configuration; confirm how residents without a compatible smartphone will enter.

Guest and contractor access

myQ Community supports guest-pass options for deliveries, temporary visitors and recurring access. Managers control which entrances can be shared. Agree on guest permissions, contractor schedules and how access will be removed when it is no longer needed. Pass types, durations and availability should be checked against the current plan and settings.

Resident onboarding and daily management

Decide who maintains resident records, approves users, assigns credentials and removes access at move-out. An onboarding plan should explain invitations, app setup, supported entry methods and where residents can get help. Use our Client Resources for resident access requests and app assistance.

The myQ Community web portal provides tools for managing users and entrances. Property announcements can help communicate updates, and supported integrations may reduce duplicate resident-data entry. Confirm compatibility with the exact property-management platform before relying on an integration.

Retrofitting an existing gate or building

An access-control upgrade does not automatically require replacing every gate component. Existing operator condition, controller interfaces, locks, readers, wiring and protective devices need to be assessed together. Keep a record of current equipment and identify which entrances or user groups are causing difficulty.

Plan power and internet connectivity at each proposed controller or intercom location. Discuss network coverage, any cellular option supported by the selected equipment, and what entry methods remain available during an outage. Offline behavior varies by device and credential; it should be confirmed for the actual installation. For mechanical or operator faults, visit driveway gate installation and repair.

Subscriptions, ongoing costs and responsibilities

Budget for more than the entry hardware. Installation, network service, myQ Community subscriptions, app licenses, selected video-history features and future maintenance can affect ongoing costs. Ask which features are included, which are optional, who holds the administrator account and who pays recurring charges. Plan details and pricing should be confirmed in the proposal.

Agree on who handles resident changes, equipment service and urgent access problems. Keeping those responsibilities clear helps an HOA board or property manager direct each request to the right person.

Prepare for an access-control consultation

  • List the entrances, number of homes or units and approximate daily use.
  • Identify existing LiftMaster or other equipment, current credentials and connectivity.
  • Describe visitor, delivery and contractor access needs, plus any resident onboarding problems.
